Skylights behave differently here than they do in a dry climate, and most of the reasons are specific to this corner of Harris and Montgomery County.
- The canopy cuts your daylight. Mature loblolly pines and hardwoods shade most Kingwood lots, which is exactly why skylights are worth doing here - and why limb strikes are a real risk to the dome.
- The housing stock is at its second cycle. Much of Kingwood went up between the early 1970s and the 1990s. Original acrylic domes from that era have yellowed, crazed and lost their seals long ago.
- Gulf Coast weather tests the curb. Between hail, straight line wind and hurricane season, the weak point is rarely the glazing - it is the flashing and the curb the unit sits on.
- Humidity fakes a leak. In a Houston summer, warm interior moisture condenses on the underside of a cold dome and drips. Homeowners call it a leak. Often it is not.

Leak diagnosis and repair
We find where the water is actually entering before anyone buys a part. Most of the time it is failed flashing, a cracked curb seal or a nail-line penetration next to the unit, not the dome itself. We show you what we found and repair the source.
Skylight replacement
When the acrylic has yellowed, crazed or the frame seal is gone, the unit gets replaced and reflashed as one job. A new skylight set into old flashing is a leak with a delay on it, so we do both together and tie it into the surrounding shingle course.
New skylight installation
Adding daylight to a dark room under the canopy. We look at rafter spacing, roof pitch and where the sun actually tracks over your lot, then set a properly flashed unit. Self-flashing units need a 3/12 pitch or steeper, which covers most Kingwood roofs.
Inspection and maintenance
Seals, weep holes and flashing get checked, debris and pine needles get cleared off the curb, and the dome gets cleaned. Blocked weep holes are one of the most common causes of a skylight that looks like it is leaking when it is draining wrong.

Is it a leak, or is it condensation?
This is the single most common skylight call we get in Kingwood, and the two problems have completely different fixes. Here is how to tell them apart before you call anybody.
Water is getting in from outside
- It only happens during or right after rain
- Staining on the drywall or the skylight shaft, not just beads of water
- Water runs down one specific corner or side every time
- It got worse after a hail or wind event
- You can see cracked sealant, lifted flashing or a damaged dome from the ground
Moisture is forming on the inside
- It drips on cold, clear mornings with no rain at all
- Worst in a bathroom, kitchen or laundry room
- You see fog or beads on the underside of the glazing
- It improves when you run the exhaust fan or open a window
- The drip is even across the unit rather than one running corner
Quality skylights are actually built expecting some condensation. The units we install have an integral condensation gutter with weep holes at each corner, designed to carry that moisture back outside. When those weep holes pack with pine needles and roof grit - which happens fast under a Kingwood canopy - the gutter overflows into your ceiling and it looks exactly like a roof leak. That is a cleaning, not a replacement, and we will tell you so.

Kingwood skylight questions
Why is my skylight dripping when it is not raining?
That is almost always condensation, not a leak. Warm, humid indoor air hits the cool underside of the glazing and beads up, which is why it shows up on clear mornings and is worst in bathrooms and kitchens. Quality skylights have a built in condensation gutter with weep holes to drain it outside. If those weep holes are packed with pine needles or roof grit, the moisture backs up into the ceiling and looks like a roof leak. Clearing them often solves it.
Can a leaking skylight be repaired, or does it have to be replaced?
It depends on where the water is getting in. If the flashing, sealant or curb has failed but the unit itself is sound, we can reflash and repair it. If the acrylic has yellowed or crazed, or the frame seal has broken down, replacing the unit is the honest answer because a repair will not hold. We tell you which one you are looking at before any work starts.
Should I replace my skylights when I replace the roof?
If the skylights are anywhere near the age of the roof coming off, yes. The flashing has to be opened up either way during a re-roof, so replacing the unit at the same time costs far less than doing it as a separate job later. Setting a 30 year old skylight back into a brand new roof is the most common way we see a new roof spring a leak.
How long do skylights last in the Houston climate?
Heat, UV and humidity are hard on them. Older acrylic domes commonly yellow and craze somewhere around the 15 to 20 year mark here, and the seals go before the frame does. Newer impact rated units and Low-E glass hold up considerably better, but the flashing still needs to be inspected periodically regardless of the unit.
Do I need HOA approval for a skylight in Kingwood?
Often, yes. A skylight changes how your roof looks from the street, so the Kingwood Service Association and your individual village association may need to review it, and deed restrictions vary from village to village. We help you assemble what your association asks for and schedule the work around the approval.
Do you handle storm damaged skylights and insurance claims?
